Fix it before you list it!

As a Realtor of over 19 years, you could say that I have been through it all. For a while, it seemed as though the universe kept dishing out the most elaborate dysfunctional market conditions that naturally lead to even more colorful homes being listed for sale. This, of course, could have only been heightening by the deafening crash in the market back in 2008. Markets flooded with foreclosures and short sale desensitize home buyers and sellers alike.  I remember often thinking, is my tetanus shot up to date? I just love how real estate keeps you on your toes.

I think I'm up to date?

I actually walked into a home that issued hard hats at the door because there was a fallen tree in the living room. Oh, it was not a small tree it had to have been a 100-year oak! I had clients for weeks saying..man if only we could have bought that home with a tree in the living room. REALLY?! Reeeeally? really...

        WHY DIDN'T I WIN THE BID!

Alas, the market has turned and we are now in what I like to call...a seller's market! So this means that whoever was lucky enough to win the bid on the house with the tree is sitting on a gold mine! Now its time to sell. But therein lies the issue. Many sellers bought their home when it was widely accepted to list a home that looked like it was inhabited by hoarders. However, that is no longer the case. Sellers are getting top dollar for their homes but ONLY the homes that show like models are getting that crazy offer price. (I know what your thinking...Brad, I want a crazy price for my home, TRUST ME I WANT TO SELL IT)  Let's touch on a few things you can do proactively to will help to get you an offer so crazy that songs will be sung to your great great grandchildren about the sale of your home. Lets start at your curb appeal
